The case for Wartrace
Wartrace sits 60 miles southeast of Nashville, ten minutes off I-24 down Highway 64 — near the county seat at Shelbyville, Arnold Air Force Base in Tullahoma, and Bell Buckle's craft-and-antique traffic next door.
TDOT counted roughly 2,300–3,200 vehicles a day through town on Highway 64 in 2023 — customers passing storefronts that rent for small-town prices on a Main Street square listed on the National Register.
Retail buildings on the square are available to rent or purchase, and lots zoned C-2 (Commercial) allow a wide range of uses: restaurants, grocery and drug stores, farm equipment and building materials, veterinary clinics, convenience commercial, and more.
